Requirements Prior to Beginning Construction

  • Grade survey of property
    • Exact location of swimming pool
    • Setback measurements to side/rear lot lines and principal structure
  • Information such as:
    • Pool size
    • Pool depth
    • Deck provisions
    • Grade changes
    • Wall placement
  • Pool construction drawings
  • Copy of contract between property owner and contractor
  • Provide lighting style specifics
  • Line or low voltage locations
  • List of all contractors and sub-contractors who are registered with the Village of Mokena

Pool Requirements

  • Must be at least 10 feet or 10% (whichever is greater) away from rear and side property lines
  • Must be at least 5 feet from the rear of the principal structure (home)
  • Cannot be located in exterior side yard of corner lot
  • Must be completely enclosed by fencing at least 5 feet above ground level
    • Must have self-latching gate
    • Pool cover IS NOT an approved substitute for fencing

  • Final Plumbing
  • Gas Piping
  • Final Electrical

  • Decking

Homeowners Association Requirements

In addition to town rules and regulations, you may also find that you have a second set of regulations to abide by if the neighborhood you live in is affiliated with a Homeowners Association.

A Homeowners Association may have additional specifications for inground pools, so it’s the responsibility of you and your pool builder to make sure your pool project meets them as well as those of your respective town.

In some cases, you may have to find a compromise between the two sets of rules through your town upon application for your pool permit. And in order to legally build your pool, you have to have a final set of rules to abide by and follow through on the execution of your pool project accordingly.
